     Eco Star 1 holiday village a cozy spot for holiday and lucrative investment!

     Eco Star 1 is a luxurious resort complex located 4 km away from the Black Sea coast and Albena resort. It is located in the villa area of the village of Rogachevo that is famous for its incredible combination of sea, mountain, extraordinary clean air and lots of sunny days.

     The village of Rogachevo is located on the North- Eastern Black sea coast where you still can see the wild nature combined with the advantages of the civiliztion. The village of Rogachevo 4 km away from the famous sea resort Albena and 14 km away from Golden Sands resort 28 km away to the north of the city of Varna, 25 km away from Varna Airport, The town of Balchik, famous for the Queen Maria's palace, its opulent Botanic garden and picture-gallery, is 12 km away. In the vicinity are situated 3 of the biggest golf courses along the Black sea coast- Black sea rama, Thracian cliffs and Lighthouse. Black Sea Rama and Thracian Cliffs are designed by Garry Player, the third one Lighthouse is designed by Ian Woosnam. To the west the resort complexes are bordered by Batova reserve that is abounding in game and suitable for hunting tourism. The town of Kavarna, known for its Black Sea architecture and the rock concerts by world-famous musicianstaking place every week, is only 32 km away.

     In 2008 the real estate prices in the village of Rogachevo are expected to rise by 10 to 20%, which will lead to a proportional increase in the prices of the properties of Eco Star 1.

     Eco Star 1 holiday village consists of 34 neat one-, two- and three-storey villas, a club & restaurant with a swimming pool, shopping and maintenance facilities and a playground for children, all of them situated on an area of 15 000 sq.m. The resort complex has an opulent landscaping and is very spacious. There are parking spaces foreseen next to all villas, as well as areas where 3 more swimming pools could be built at the owners' request. All apartments have view over the sea and the mountain. The property owners in ECO STAR 1 may use high-speed Internet and cable tv, there are 24/7 security and maintenance services and property rentals provided.

     Eight types of dwellings have been developed in order to meet the needs of all clients: A, B, C, D, E, F, G and V. All apartments are offered for sale after having been luxuriously accomplished, incl. a built-in kitchen. There are envisaged options for completely furnished apartments.

     Furnishing

     Complete furnishing of the apartments is possible according to the clients' needs. There are two options at the clients' disposal - category B and C, and the package price includes furniture, textiles and electrical appliances, as well as a complete set of tableware.

     Property management

     The investor of the Ecostar 1 resort complex will provide a possibility of property and rental management of the purchased properties which will ensure the owner's good income.

     The project has eight types of houses:

     Villa type A

     You can find one-story, two-storey and three-storey A-type villas in Ecostar 1 resort complex. There are 10 villas of this type in the resort complex, and namely buildings No. 4,5,14,19,20,21,23,24, 28 and 30. Each floor houses one apartment consisting of a living room with a big porch or a balcony depending on the floor on which the apartment is situated, two bedrooms and a bathroom.

• Type A one storey house - 77.54 sq.m with a plot of 163.51 sq.m - No 19
• Type A two storey house - No 20 & 28. Each floor is designed as individual apartments from 76.71 sq.m to 89.19 sq.m
• Type A three storey house - No 4, 5, 14, 21, 23, 24, 30. Each floor is designed as individual flats from 76.26 sq.m to 83.50 sq.m

     Villa type B

     You can find two-storey and three-storey B-type villas in Ecostar 1 resort complex. There are 9 villas of this type in the complex, and namely buildings No. 3,7,9,15,16,17,18,22,31. Each level houses a living room with a big porch or balcony depending on the floor on which the apartment is situated, two bedrooms and a bathroom.

• Type B one storey house - 80.15 sq.m with a plot of 168.62 sq.m - No 17
• Type B two storey house - No 3, 9, 16, 18, 22, 31. Each floor is designed as individual apartments from 77.70 sq.m to 84.17 sq.m
• Type B three storey house - No 7, 8, 15. Each floor is designed as individual flats from 78.73 sq.m to 84.17 sq.m

     Villa type C, D

     There are 3 villas of this type in the complex, and namely buildings No. 1,10,12. Every floor of the villas of type C,D houses two studios. Each studio consists of a living room, a sleeping nook, a bathroom and a porch or a balcony depending on the floor on which the apartment is situated. Each floor is designed as an individual studio from 44.95 sq.m to 50.14 sq.m.

     Villa type E, F

     There are 3 villas of this type in the resort complex, and namely buildings No. 2,11,13. Every floor of the villas of the type E,F houses one studio and one one-bedroom apartment. Each studio consists of a living room with a sleeping nook, a bathroom and a porch or a balcony depending on the floor on which the apartment is situated. The one-bedroom apartment consists of a living room, 1 bedroom, a bathroom and a porch or a balcony. Each floor is designed as an individual studio or apartment from 45.34 sq.m. to 65.75 sq.m.

     Villa type G

     This is a detached two-storey villa. There are a kitchen & dining room with a big porch, a living room and a bathroom on the first floor, and two bedrooms and a balcony on the second floor. At owner's request a private swimming pool may be built. There are five of these villas in the complex, and namely villas No 26,27,32, 33 and 34.

     Villa type V

     You can find two-storey and three-storey V-type villas in Ecostar 1 resort complex. There are 4 villas of this type in the complex, and namely buildings No.No. 6,8,25,29. • Type V two storey house - No 25. Each floor is an individual apartment from 78.38 sq m and 79.50 sq m

     Type V three storey house - No 6, 29. Each floor is designed as an individual apartment from 79.79 sq.m. to 82.37 sq.m.

     Payment schemes:

• 40% on signing a preliminary contract
• 25% on covering the floor on which the apartment is located
