     The Hotel

     The four Star St. Ivan Rilski Hotel located within the borders of the development spreads over 4000 sq. m. and offers exclusive services to its guests and also to residents of the apartments. The hotel has four flours over and two floors below the ground level and it includes:

     The Spa Centre

     Throughout the years, Bulgaria's natural hydrothermal resources, celebrated since ancient times, coupled with fresh mountain air, unique climate and traditional as well as modern treatments have consistently proven to be positively beneficial on mind and body.
     St. Ivan Rilski's location makes it perfect place for balneological (the medical application of bathing) and spa tourism. Designed on two levels, the Spa Centre spreads out on more than 1000 sq. m. and has a swimming pool, sauna, steam bath and fitness centre. A professional team offers full modern individual wellness programs, traditional and contemporary treatments as well as healing and relaxation methods.
     To complement the wellness centre, one of the three restaurants is a bistro that serves healthy food including vegetarian and organic meals.      The Residential Buildings

     Two of the buildings have five floors and the other two have four floors. The four apartment buildings have a total of 162 apartments of various types. The average apartment has one bedroom, with floor area ranging from 60 to 70 sq. m. but diverse choice are available - from studios of about 39 to 48 sq. m. two bedroom apartments of about 100 sq. m. All apartments have terraces that offer breathtaking views of the surroundings and the magnificent peaks of the Pirin Mountain.
     The luxurious apartment buildings offer their own set of additional services to their residents. On the lower levels there are recreational and entertainment areas, as well as private lockers for ski and equipment storage. The entertainment rooms are equipped with televisions, pool-tables, tennis-tables and seating for 10 to 20 people around cosy fire places. Designed to provide maximum comfort and relaxation to residents, the day spas have saunas, steam-baths and pleasantly quiet relaxation areas. The day spa interiors are designed in the fang shoji style following the blueprints of eastern traditions to maximize delight, relaxation and recreation.

     Quality of construction

     Building materials used in the construction of the edifices are of highest quality, suitable to the local climate and perfectly matching the natural beauty of the site. Some of the distinctive features of the buildings include:

• Concrete framework supported by external and internal red brick walls
• Hydro- and thermo- insulation on the inside
• White wall plaster and traditional wooden and stone coatings on the outside
• All roofs are made with a wooden construction, covered with red tiles for a charming finish

     Finishes and Furniture options

     All apartments in St. Ivan Rilski are finished with installed heaters, all floorings done, painted walls and fully furnished bathrooms. Flooring in living rooms, dinning rooms, kitchens and terraces are covered with ceramic tiles; bathrooms have ceramic tiles both on the floor as well as the walls; bedrooms come either with carpeting or with euro parquet on their floors. These finishes are included in the apartment cost.
     Furthermore, the developer offers several furniture packages to choose from. These options include the necessary furniture for every room, electrical appliances and other equipment. Of course, all materials used in the apartments are of the highest quality and guarantee the comfort and cosines of your apartment.      PROPERTY MANAGEMENT

     For the convenience of the owners, the resort will be centrally managed, providing maintenance and property management services. The maintenance service is part of the owners' obligations and is calculated according the floorage of the apartment/studio, on annual basis. The property management service is optional and is designed to answer the investor's interest in returning the investment. It is focused on rental/expense management. . Our provisions are for 6-7 % return of investment yearly.

     Renting out the property

The company manages their own properties, as well as hotels owned by foreign investors. The average yearly occupancy rate for the hotels managed is about 80 per cent. The company has also established partnerships with the major tour-operators and various Bulgarian and foreign tourist agencies. The St. Ivan Rilski, Hotel, Spa   Apartments developer also runs an own travel agency. Travel agents are available to customers for arranging the flights, transfers, accommodation, organizations of trips and other events - all of that managed also on site.

     The full range of property management services is available for customers; among them:

• General maintenance and cleaning inside the apartment between renters
• Other services provided as needed

     SALES OPTIONS

     Depending on whether you are buying a completed, half-completed or an apartment that is still in initial phase of development, the developer offers several different payment possibilities. In any case, a 1 500 EUR deposit is payable 7 days after you have reserved an apartment, which serves as a guarantee to both buyer and seller.The deposit will be subtracted from the price of the property in case of purchase.

     Buyer's protection

     Reserving the desired apartment, gives you a total of 21 days, that allows you to organize your out-look of the property or to arrange the necessary documents for the signing of the pre-contract. During this 21-day period, the seller cannot sell the property to a third party. In case he does, he is obliged to pay back to the buyer the double amount of the deposit - 3000 EUR.

      Buying property in building process

• 30% when signing the initial contract
• 40% upon roof completion
• 30% when signing the final contract /notary deed/

     Buying a half-completed property

     70% of the total property value is payable, when signing the initial contract. The final contract states how and when the remaining 30% will be paid in accordance with the building progress.

     Buying a completed property

     When purchasing a finished apartment the full amount of the selling price is payable.
