This charming, historic town is located in the broad Mesta River plain, which is bordered by three mountain groups: the Rila, Rhodopes and Pirin. Although Bansko is best known as an alpine skiing, climbing and hiking center, it boasts a rich cultural and historic legacy as evidenced by the 150 local cultural landmarks. Airport for chartered and private jet flights will be soon available.

     The development

     Snow & Sun Complex consists of six residential buildings (A, B, C, D, E and F). The buildings consist of apartments, studios and abundant public utility premises, and can function as apartment hotel complex, complying with the requirements for "Three stars" category for mountain hotels. The high-quality level of service demands also more extensive developed common areas, differing from standard residential buildings. The public premises - lobbies, reception, corridors, staircases, lifts, chambermaids' office and commercial areas also meet the requirements of "Three stars".
     Snow & Sun Complex The compex will be realised on two phases: Phase I - buildings A, B, C and Phase II - buildings D, E, F. The construction of the buildings from the first phase commenced 10/2006, while from the second phase will start- 06/2007. Building permit has been issued for buildings А, В, С. Buildings D, E, F are presently at the stage of pre-designing preparation.

  • external doors and windows- PVC five-chamber with glass-pack
  • bathroom- shower-cabin/bathtub, boiler, lavatory pan - mono-block, washbasin (the whole equipment is produced by Vidima Ideal)
  • heating- apartment electrical boiler unit with aluminum radiators
  • terrace- granite-grease tiles on floor, with hydro insulation
  • parapets- wooden, from processed wood
  • facades- thermo insulation with rock wool under the Baumit system and wooden linings, in compliance with the climate characteristics of the region
  • garages- plastered, patted, painted with latex, floor - grinded concrete
  • common parts- corridors - walls and ceiling - и plastered, patted, and painted with latex; floor - granite-grease tiles; stair parapet - wooden
     Furniture

     The furniture and the devices/appliances are not included in the prices, except kitchen cabinets and the inbuilt wardrobe in the entrance.

  • kitchen - 3 lin.m. top and bottom line of kitchen cabinets with inbuilt devices/appliances
  • living room- soft furniture with two sitting places and a sectional TV cabinet
  • bedroom- double bedroom with a matrix and night cabinets
  • entrance/toilet- double wardrobe
     Property management

     The complex' maintenance will be provided by a specialized company, which has won a concourse, organized by the developer, based on a contract, signed with the new owners of the building, and the price will be the standard price for the Bulgarian marke for the moment of completion of the building and assuming of the maintenance. Upon owners' demand, it is possible to provide also management (renting) of their apartment.

     Payment plan:

     The apartments are offered according to the following payment plans:

     Payment plan I:

  • 2000 EUR reservation fee, deductible from last installment
  • 30% from the price - deposit upon signing of the Preliminary Contract
  • 30% from the price - on completion of the basement level of the building
  • 30% from the price - on completion of the roof
  • 10% from the price - upon completion of the building
     Payment plan II:

  • 2000 EUR reservation fee, deductible from last installment
  • 40% from the price - deposit upon signing of the Preliminary Contract
  • 25% from the price - on completion of the basement level of the building
  • 25% from the price - on completion of the roof
  • 10% from the price - upon completion of the building
     Payment plan III- 2% discount:

  • 2000 EUR reservation fee, deductible from last installment
  • 60% from the price - deposit upon signing of the Preliminary Contract
  • 15% from the price - on completion of the basement level of the building
  • 15% from the price - on completion of the roof
  • 10% from the price - upon completion of the building
     Payment plan IV- 3% discount:

  • 2000 EUR reservation fee, deductible from last installment
  • 70% from the price - deposit upon signing of the Preliminary Contract
  • 20% from the price - on completion of the basement level of the building
  • 10% from the price - upon completion of the building
     Payment plan V- 5% discount:

  • 2000 EUR reservation fee, deductible from last installment
  • 90%- 100% from the price - deposit upon signing of the Preliminary Contract
  • 10% from the price - upon completion of the building
