Property description


     King's Yard development nestles within the embrace of the Rhodopa, Pirin and Rila mountains and borders a pine forest to the east. It is about 100 meters from the village of Banja. The Bansko gondola is 6 kilometers away. A narrow gauge railroad built in 1918 connects Bansko to Velingrad through scenic mountain passes of the Rhodopa mountain range.

     The development's location accommodates year-round activities.

     Skiing

     The region offers excellent conditions for skiing and snowboarding. Celebrities like Mark Girardelli admit that the skiing conditions and equipment are world-class. The skiing season starts in December and ends in May. Two new skiing areas are under construction. One of them is in Dobrinishte and will be connected with the Bansko skiing trails. The other one is in the Kulinoto area by the town of Razlog.

     Spa Facilities

     The Romans were one of the first to discover the mineral springs of Banja, ruins dating from the 1st century BC testify to their historical popularity. The acronym SPA actually comes from the latin Sanus Pro Aqua or health through water. The locals of Banja are well versed in the benefits of these mineral springs and a myriad of ways to take advantage of the waters that include drinking, swimming, aromatherapy, massage and yoga. Such springs are well known for providing relief from aches and pains or simply as a retreat to pamper oneself in their luxurious embrace. In Banja there are 72 springs with an average, inviting temperature of 60oC and flowing at nearly 80 liters per second. These springs are utilized by the public beach and swimming pool and three hotels, with several new developments planning to use these waters.

     Fishing and Hunting

     One can enjoy recreational fishing along the Chepin and Dospat rivers and the reservoirs enclosed by the Dospat, Batak and Belmeken dams. The fish in these waterways are partially restocked by a local rainbow trout nursery at Chepino. The nursery also helps support other water resources around the town of Velingrad. The local rivers also support vibrant populations of brown trout, barbell, carp, grey mullet, shell fish, perch among many.
     Through sensitive husbandry and management, the nearby picturesque Selishte and Undola regions offer excellent hunting opportunities for a wide variety of game that includes deer, hogs, bears, wood-grouse and wood-pigeon. These regions have a great reputation among hunters.

     The development

  • Phase I includes the construction of two apartment buildings, a restaurant and a fitness center, occupying a total area of 3000 sq.m
  • Phase II expands the development by a further 5800 sq.m, to include the construction of vacation houses and a spa center with a heated indoor swimming pool
     All the apartments will be delivered as follows:

  • Corridor - granite tiles on the floors in the corridors and the stairs, walls - plaster and latex
  • Bathrooms - terracotta tiles will be laid on the floors, faience tiles on the walls. It will be supplied with shower-cabin, sink, heating, and toilette
  • Bedrooms and living room - laminated parquet will be laid on the floors, walls - plaster and latex
  • Kitchen - terracotta tiles on the floor, walls - faience and latex
     The joinery will be PVC in "golden oak" color, the internal doors will be made from MDF, the front doors will be armoured. There will be a telephone with intercom, a ringing bell, cable TV and internet. The common parts of the building will be entirely finished as follows: Granite tiles in the corridors, plaster and latex on the walls.

     Date of completion: December 2008

     Maintenance

     Clients have to pay a one year maintenance fee which includes:

  • 24 hour security
  • Cleaning/Maintenance of the grounds of the complex
  • Cleaning/Maintenance of the public parts of the building
  • Cleaning/Maintenance of the green area of the complex
  • Cleaning the snow on the walkways
     Several payment plans are available:

     Plan A: standard

  • 1000 Euro - reservation fee
  • 30% of the price - upon signing of provisional contract
  • 40% of the price - upon roof construction completion
  • 20% of the price - upon construction completion
  • 10% of the price - upon notary deed issuance
     Plan B: with 5% discount

  • 1000 Euro reservation fee
  • 60% of the price - upon signing of provisional contract
  • 20% of the price - upon roof construction completion
  • 10% of the price - upon construction completion
  • 10% of the price - upon notary deed issuance
     Plan C: with 7% discount

  • 1000 Euro reservation fee
  • 80% of the price - upon signing of provisional contract
  • 10% of the price - upon roof construction completion
  • 10% of the price - upon notary deed issuance
