     We are happy to present Phase 1 of Sapphire Residence, a luxurious complex in Bansko, Bulgaria.


     Sapphire residence will be located on the central street of "Tzar Simeon" next to the town park of Bansko. The complex will be situated near the central hotel "Pirin" and about 1.6 km distance from the lift station.


      Bansko is best known these days as Bulgaria's premier ski resort . Bansko is an engaging combination of tradition (an old Bulgarian town whose origins have been dated to the early days of the Roman Empire) and booming ski resort with state-of-the-art infrastructure. The resort traditionally has a lengthy snow and ski season and in winter hosts some of the top snowboarding and extreme skiing competitions in Europe. Popular with skiers of all levels, the total area of marked ski runs is 65 km and the lifts and pistes offer easy access and comfort with 8 seat gondolas, five 4 seat lifts, a 3 seat POMA lift, 7 drags and 10 baby drags.


     There is also a great variety of apres ski options in Bansko town, many local taverns offer the best of local cuisine and a wide choice of bars and restaurants represent terrific value for money when compared to top French and Swiss mountain resorts.

     Sapphire residence is designed in accordance to the characteristic architectural style of the town. It comprises of four buildings and sport center, all situated in a common courtyard. The complex will be fenced and the access to it will be controlled. The main idea of the project is to provide the owners with everything they need inside the complex.

     The buildings

     The construction works have begun in June 2006. It will be divided in two stages- the first will include the construction of two buildings and the sport and spa center. The second will include the construction of the third and forth building. The first stage is expected to be finished before the winter season 2007- in November (for the first building) and beginning of December (for the second building).

     The complex will offer 56 underground parking places. Each building will have four living floors and two penthouse levels. On each level there will be: studios from 24 to 32 square meters; one-bed apartments from 48 to 56 square meters and two-bed apartments from 65 to 89 square meters.

     The common parts of the buildings will be luxurious. Each building will have a hydraulic elevator.

• Bathroom and WC tiled: bathroom, sink and a toilet
• Electric and water installation are completed
• Telephone, cable TV and internet connection are standard
• Local heating system installed and ready to use
• Secure front door
• Thermo - insulation on outer walls
• Terraces with granite tiles

     Maintenance services

     The Developer will offer maintenance and management services after the completion of the development. The rate for the first year will be: 10 Euro per square meter and will include the following services:

• Maintenance of the common parts and green area in the yard
• Paying all costs for the common areas- electricity, heating, security, etc
• Transportation (shuttle bus) to the gondola lift
• Free usage of all facilities: indoor swimming pool, sauna, sports gym, etc
• Reception services, ski depot and many others
• Letting services will be provided

     Payment plan

     The payment mode will be as follows:

• 1000 Euro - reservation fee (non-refundable)
• 30% - upon signing of Preliminary contract
• 40% - upon roof (ACT 14)
• 30% - before the notary transfer of the ownership
