     Single family houses

     House type "A", Total floor area of 201.29 sq.m. This is a two-storey building with an inside single-flight staircase leading to the second floor. It is a one-family house: there are spacious living room with open – plan kitchenette, dining, and rest areas and one bedroom on the first floor. There is a so called ‘sunny room’ belonging to the dining area, which is a recreational place connected with the outside balcony. The access to the bedroom is from the living room through an antechamber, next to it is situated a bathroom with fixtures. Three independent bedrooms with separate bathrooms are arranged on the second floor which is designed as an under roof area. A storeroom/closet is arranged to one of the bathrooms. From the second floor, the single-flight staircase continues to the usable part of the attic which will be used for storage.

     House type "C", Total floor area of 132.40 sq.m. This also is a two-storey building with an inside staircase. The living room with the open – plan kitchenette, dining, and rest areas and one bathroom are disposed on the first floor. The living room is accessed though an entrance hall and the bedroom is accessed through a secondary antechamber, next to which a bathroom with fixtures is situated. Three bedrooms with separate bathrooms are located on the second floor which is designed as an under roof area.


     Apartments:

     The apartments are 58 in number, as the smallest one is with size of 47 sq.m. and the biggest flat spreads over 151 sq.m. They are disposed in several three – storey buildings, located in the east part of the complex. They are with usable under–roof space and underground floor. The apartment buildings are several types.

  • Apartment building type D has three floors with a usable under roof area and a basement. Some service places are developed in the eastern part of the first floor: a restaurant, a grocery, a hairdresser’s salon, a beauty parlor, dry cleaners’ and reception. There are two apartments in the western part. A disco club is developed on the basement level in the eastern part of the building under the restaurant, and in the remaining part – sports and relaxation center as well as servicing premises. The whole second floor of the building is with apartments. On the third floor are arranged two-storey maisonnettes, taking the third floor and part of the under - roof area. The connection between both levels is through internal stairs, ldisposed in the living room. To the east of the building are projected parking spaces, equal to the number of apartments in it
  • Apartment building type E is a three-storey building with a basement and partially utilized under - roof area. A bar is arranged in the eastern part of the basement, as well as a foyer, a guest staircase, a reception premise with a lift and a staircase for the personnel The rest of the first, second, and third floors and the under - roof area are occupied by apartments. A fitness hall and a laundry are also situated on the basement level
  • Apartment buildings type F and F1 are with equal distribution and different location, which leads to different elevation on the floors in compliance with the vertical leveling. The buildings are three-storey with usable basement and under - roof areas. On the basement level there are servicing premises, on the first floor - apartments with entrance from the balconies, and on second and third floors, with partial usage of the under - roof area – two-storey apartments

     The Exterior:

  • Construction: brick walls, reinforced concrete slabs, beams and columns
  • Roof: reinforced steel-concrete structure; hydro and thermal insulation; roof cover with "Bramac" tiles
  • Facade: Mineral plaster “San Marco” and stone facing
     The Interior:

  • Doors: front doors - massive wood; internal doors - MDF
  • Windows: PVC - five-chamber German joinery
  • Walls/ Ceilings: painted with latex. The external walls are 35 cm. thick
  • Floor-coverings: terracotta or "granitogrese" tiles in corridors, staircases, bathrooms and terraces. Laminated parquet in the rest premises
  • Light fittings: the entire required wring will be installed
  • Other finishing: sewerage and water installation; Electric Installation: Broadband internet connection, Cable TV connection, air conditioning, full kitchen; full equipment in bathroom /WC, two individual boilers for hot water installed in each house, alarm system and fireplace
  • Furnishing (optional) investor offers choice of furniture by catalogue against additional payment
     Property Maintenance:

     Karvuna resort and SPA will be centrally managed. Every owner shall pay annual fee, which is part of owner's obligations. Against this sum you will receive:

  • maintenance service, designed to ensure you with: gardening/landscaping of all common areas
  • pool cleaning and maintenance, maintenance of common parts of the building (including corridors and staircases)
  • Indoor and outdoor lighting in common areas only
  • 24 hour all year round security with life-guard and security equipment
  • în site manager and concierge, i free use of the parasols and lounges around the swimming pool
     Management of the property (optional )

     If you buy a property with investments purpose, we offer you to avail of this option. This service is searched by owners who want to return their investment by renting the property out.
