     Nessebar Fort Club and Nessebar Fort Golf Club complexes are located in the most famous Bulgarian resort Sunny beach next to the Aqua park, a place of natural beauty and an exceptional combination of mountain and sea air.      Nessebar Fort Golf Club is the newest project of the developer and will consist of 4 sections D1, D2, D3 and D4 and will have 48 apartments - 4 studios and 44 one bedroom apartments. The owners of apartments in the complex will become members of the Golf club and can practice their strikes and putts and improve their golf skills on the training putting green with 15 holes on the territory of the complex or in Golf Training Course the whole year around. The Golf Training Course and club will be built to the global standards. The Golf Club will be located right behind Holiday Fort Golf Club and only 150 meters from Nessebar Fort Golf Club and will consist of:

     The building of both complexes will start June 2006, rough building and roofing is expected to be finished February 2007 and completion expected in the beginning of 2008.

      The people, having bought apartments in the building group Nessebar Fort Golf Club pay a one-year fee, which is spent for:

• Maintenance of the territory of the complex
• Maintenance of the common parts of the buildings
• Maintenance of the swimming pools
• Maintenance of the green area of the complex
• Year round security
• Using of the swimming pools
• Electric lighting of the common territories
• Electric lighting of the common parts of the building

     The annual fee for an apartment is 6.90 Euro/sq.m. + VAT (20%). The following discounts are offered:

• 5.75 EURO/sq.m. + VAT for advanced payment of 3 years
• 4.85 EURO/sq.m. + VAT for advanced payment of 5 years.

      By wish of the owners, at additional payment the following services can be provided:

• cleaning of the apartments all year round
• repairs of the apartments
• payment of the running accounts for the apartment /taxes, electricity, water etc./
• rent-a-car
• furnishing of the apartments
• using of the fitness club, tennis court, sauna, beauty centre, medical services
• cable TV and telephone
• other services, needed by the owners for their comfortable stay in Nessebar Fort Club

      Furnishing

     Our team of designers will assist you in furnishing your property and help you achieving high standard of comfort and style. We will offer furniture packs, which will perfectly suit your needs for a traditional Bulgarian style or modern design.

     The building of the complex will start March 2007, rough building and roofing is expected to be finished January 2008 and completion expected in June 2009.

     The prices of apartments in the complex are the lowest possible for this area of Sunny Beach 945 Euro per square meter over the living area (830 Euro per square meter over the total area). Studios starting from 30 000 Euro, one bedroom starting from 44 000 Euros and two bedroom starting from 60 000 Euro. Here you may take advantage of three years no interest deferred payment.

      The payment schedule is very advantageous for the investors:

• 20% of the price less the 1000 Euro reservation fee is due within three weeks from the date of the reservation
• 20% is due at finishing of the roofing works
• 40% is due at completion - You may begin using the apartment
• 20% of the price is due up to one year from the readiness of the building without interest
• The legal services for transferring the deeds are taken by the developer - clients pay no fee for that
• You pay additionally only the half (1.5% of the amount of the deeds) of the notary and other state costs for transferring the deeds
