     This dream can easily come true by buying an apartment in the holiday residential complex Evridika Hills Apartments and SPA, which is being built right in the heart of the ski and mountain resort of Pamporovo. Pamporovo is the southernmost ski resort in Europe and one of the most beautiful and attractive mountain and ski resorts throughout Bulgaria. The total number of sunny days in a year is 260, with an average annual temperature of – 8,5?Ñ. The snowy days per year are over 150, and the snow cover often reaches over 2 m. Pamporovo is characterized with its moderate climate without abrupt weather changes. Nor are avalanches typical of the area, which provides for your safe and enjoyable vacation.


     The resort is situated at 250 êm to the south-west of Sofia, the capital city of Bulgaria, and at 85 km to the south of Plovdiv, the second largest city in the country (with an international airport). Pamporovo is located in one of the most beautiful Bulgarian mountains, the Rhodoppe Mountains, among breathtaking scenery. The resort lies at an altitude of 1650 m, at the foot of Snezhanka Peak (1926 m), on top of which stands the 156-metre Television tower. A large number of ski-pistes run from the peak to the resort and the picturesque area of Smolyan Lakes. Pamporovo and the ski slopes are surrounded with century-old pine forests, which add to the attractiveness and popularity of the resort.

     The ski-runs come in different lengths and levels of difficulty. Beginners can start on a number of ‘green’ ski slopes equipped with mini ski tow-lines. For advanced skiers there are several steep ‘black’ ski-runs, while those interested in ski-running and biathlon can use the ski-runs around Snezhanka Peak and the sports shooting ground in Yazovira (the Water Reservoir) area. Skiing and snowboarding is possible between the end of November and the end of April. The number of the ski-runs during the winter season 2005/2006 is 9, with a total length of 31 êm. They are serviced by 5 ski-lifts and 13 ski tow-lines.

     Evridika Hills Apartments and SPA is located between Studenetz Lodge and the first stop of the ski lift and offers 86 fully completed and luxuriously furnished apartments in two separate buildings – Villa Amata è Villa Orpheica. The villas have been designed in a traditional national style and follow the unique architectural line of century-old houses of Shiroka Laka region.

     The Extra Facilities

     Holiday complex Evridika Hills Apartments and SPA offers a lot of extras, which distinguish it from standard residential complex and are conformed to the fact that buildings will work on hotel principle.      The Apartments

     The total number of the apartments is 86. Most of the apartments have balconies with a fantastic view at Pamporovo and/or Snezhanka Peak and the Television tower. For better comfort and romantic atmosphere, the one-bedroom and two-bedroom apartments have a fireplace in the living room, which can be used for heating if preferred. All apartments have a separate ski-locker. The free apartments will be furniture in the modern style.

     The owner of the apartment receives it fully completed and furnished, which includes:

  • Living-room: stage of completion - PVC window frames, MDF doors, plastered and latex painted walls, mounted wall plugs, switches, light fixture and radiators; floor – carpet; furniture - double extendible sofa, coffee table, armchair, TV stand, dining table and chairs
  • Kitchen: stage of completion - PVC window frames, MDF doors, plastered and latex painted walls, mounted wall plugs, switches, light fixture and radiators; floor – terracotta; furniture - kitchen cupboards with a sink, cooker and an extractor fan
  • Bedrooms: stage of completion - PVC window frames, MDF doors, plastered and latex painted walls, mounted wall plugs, switches, light fixture and radiators; floor – carpet; furniture - double bed with mattress, twp bed side cabinets, a chess of drawers and a mirror
  • Balcony: stage of completion - PVC window frames, MDF doors, plastered and latex painted walls, mounted wall plugs, switches, light fixture and radiators; floor – granite compound tiles
  • Bathroom/Wc: Italian faience and terracotta tiles; mounted fixtures – wash basin, mono block, accessories, shower unit at bath tub and an extractor fan
     Maintenance and Management of the apartments

     The maintenance service includes the maintenance of the common parts of the buildings – corridors, lifts, facades, green area, insurance of the buildings and etc. The maintenance fee is payable once in the year and it is 8 euro/sq.m. VAT excluded. Each client is obliged to sign a maintenance contract. That contract is compulsory and it will be renewed each year.

     If the client wants to rent out his property he is free to sign a management contract. The management fee is 350 euro VAT included and it is due once in the year. The management company will keep 20% of the rental income too. The management services include letting out the flat and maintenance and cleaning of the apartment.

     Plan B- 15 % Discount:

  • 100 % - Upon signing the preliminary
     Under both sales options a deposit for reservation of the property shall be paid in the amount of 1000 EUR. The deposit is subtracted from the amount of the first payment (upon signing the preliminary contract).

     About the Rhodoppe Mountains

     The Rhodoppe Mountains lie in the south-west of Bulgaria and reach the border with Greece. This is a unique mountain with a variety of cultures, lifestyles and traditions. Cosy villages and small towns huddle among the recesses and slopes of the mountain, offering incomparable opportunities for rural and eco tourism. Spectacular natural phenomena and rock formations can be seen in the Rhodoppe Mountains, among them Chudnite Mostove ( Wonder Bridges) near the town of Chepelare and the Smolyan lakes situated amphitheatrically in the vicinity of the town of Smolyan. The underground rivers in this region have formed the caves Dyavolsko Garlo (the Devil’s Throat), Yagodinska Cave and Uhlyovitsa Cave, a heaven for cavers, in the unique Trigradsko Zhdrelo (the Canyon of Trigrad). Along the lower reaches of the Cherna (Black) River, hikers can admire magnificent rock formations, called by the local people Yunaka ( the Hero), Nevyastata ( the Bride), Orpheeva Skala ( Orpheus’s Rock), Sokolica ( the Falcon).

     In the first centuries AD, the mountain was inhabited by Thracian tribes and this is where the mythic Thracian singer and musician Orpheus was born. The Rhodoppe Mountains attract tourists all year round with the historical and cultural heritage and natural scenery. The region is rich in historical remains: hundreds of Thracian, Roman and Ancient Greek fortresses, viaducts and sanctuaries. Last year archeologists excavated a unique town-sanctuary – Perpericon, dedicated to the ancient Greek god of wine and merrymaking Dionysius. Fortresses, monasteries, churches and architectural monuments dating from the Middle Ages have been preserved here to remind of the millennium-old Bulgarian culture and history. Among them a must-go for the tourists are the holy ground of Krystova Gora (the Cross Woods) and the world- famous Bachkovo Monastery.
