     Paradise Dreams is a luxury new development situated 100 metresfrom the coast line in the quiet area between the world famous resort of Sunny beach and St. Vlas

     Sunny Beach is the largest and most popular Bulgarian Black Sea resort and a popular destination for tourists from all around the world.      Paradise Dreams consists of 2 separate arch-shaped symmetric blocks, with a total number of 123 apartments/ 22 studios, 72 one-bedrooms and 29 two-bedrooms/. The complex is with low-rise architecture with inclined roofs and is painted in warm colours. Because of its specific location on a high slope most of the apartments in Paradise Dreams have sea view and/or pool view. Additionally, some of them face the enchanting green hills to the north of the complex.

     Facilities on the Complex

     At your disposal there are two main adult's swimming pools with an attractive bridge in the middle. They are flowing into each other at four different levels, thus creating the relaxing waterfall effect. In addition there is a separate round children's pool. Apartment-hotel Paradise Dreams ensures comfortable holidays for both owners and tourists by the following amenities available:

     All apartments will be finished internally to a high standard with luxury fitted bathrooms. Apartment sizes include balconies.

• Living rooms - terracotta floors; walls and ceilings puttied and latex painted; mounted light switches, plugs and pending sockets; cable TV outlets. Air conditioner - split systems /winter-summer/.
• Kitchens - terracotta floors; walls and ceilings puttied and latex painted; mounted light switches, plugs and pending sockets; completed plumbing; no kitchen furnishing.
• Bedrooms - terracotta floors; walls and ceilings puttied and latex painted; mounted light switches, plugs and pending sockets; cable TV outlets.
• Bathroom/toilet - terracotta floors, walls - faience tiles from bottom to top, mounted switch, mounted toilet bowl, wash basin middle size, water tap, mirror, shower tap and electric boiler.
• Toilets - terracotta floors, walls - faience tiles from bottom to top, mounted switch, mounted toilet bowl, wash basin middle size, water tap and mirror.
• Entrance-halls - terracotta floors; walls and ceilings puttied and latex painted, mounted light switches, plugs and pending sockets.
• Balconies - floor granitogress or terracotta, iron parapet - auto enamel painted.
• Inner doors of all premises, with mounted door locks.
• PVC Facade joinery
• Installed water-meters, electrometers in each apartment as well as in the common parts.

• Roofs - thermo insulation, hydro insulation; tiled or flat roof depending on the project
• Facades - 4 sm thermo insulation of the walls; finished with imported polymer plasters and paints
• Stairs - Granitogress; walls - puttied, painted and finished with latex; metal stairs parapet, oil paint finished; mounted light switches and electric brackets

• Balcony parapets - compact or iron fretwork, completely finished according to the project

     Furnishing

      Our team of designers will assist you in furnishing your property and help you achieving high standard of comfort and style. We will offer furniture packs, which will perfectly suit your needs for a traditional Bulgarian style or modern design.

     Maintenance

     Having bought apartments in the Paradise Dreams complex, customers pay a one year maintenance fee that covers:

• Year Round 24 hour security
• Maintenance of the grounds of the complex
• Maintenance of the public parts of the building
• Maintenance of the swimming pool
• Maintenance of the green area of the complex
• Other services, needed by the owners for their comfortable stay in Paradise Dreams

     The fee is to the amount of 7.00 Euro per sq.m.

     Rental opportunities

     There is an on-site management company that all clients can use if they choose to rent out their apartments. At this stage, there are no projected rental figures available. The management company is part of the developer's group and has contracts with several of the biggest tour operators on the Bulgarian market such as Balkan Holidays and First Choice.

     Payment Plan

      We offer very comfortable and easy for the client payment procedure:

• 1000 Euro deposit deductible from first payment
• 30% on signing of preliminary contract (within 21 days of reserving)
• 20% when construction commences (approx. March 2007)
• 30% upon completion of roof of the building (approx. August/September 2007)
• 20% on completion (May 2008)
