  • External Walls: Brick, thermo-and hydro-insulation covered with plaster and insulated with polymer material. All external edges of the wall masonry are protected with inbuilt metal corner strips
  • External Wall Covering: All external walls are 25 cm made of bricks and covered by mineral plaster
  • Windows: Double glazing (PVC)
  • Doors: Solid wooden interior doors and entrance door with metal locking system
  • Flooring: Granitogres flooring is used throughout. The bathrooms are covered with terracota

  • Installations: Cable TV, Telephone socket with the opportunity for internet usage. Electrical sockets in the entrance, bedroom and Lounge/kitchen/dining area

     Sales and contracting

     The sale shall be executed by a preliminary sale and purchase contract -the transfer in the notary's office shall be executed after the final settlement of payments between the parties.

     Step by step guide of the purchase process:
  • Once you decide to reserve an apartment with us, please contact our Sofian office to send you a reservation form. You will be required to fill in the document, sign and send it back together with a reservation fee of 2000 Euros. Please note that your reservation fee is non-refundable. It will however be deducted from the first installment of the purchase price
  • You will receive a Preliminary contract of sale and Management contract for the selected apartment(s) within 2 weeks
  • As soon as you review the contracts you will be required to sign them and return one of each contract to our Sofian office. The other copy stays with you for your records. After signing the contracts you have 7 (seven) days to make your first installment as per the Preliminary contract
  • We regularly update our website with pictures of the construction work. This will allow you to monitor the progress of your property
  • Usually there are two more installment payments to be made prior to full completion of the property. All terms and conditions are described in the Preliminary contract
  • Approximately one month prior to completion we will recommend you legal representatives, furniture options, rental oppertunities and more
  • Upon completion of the property and payment of the final installment, the transfer of the title can take place
  • In order to take delivery of your property, you will need to sign the "Notary Act". This is a standard form document transferring ownership of the property into your name
  • You will receive title deeds within one month of the Notary Act from the local council. (Our Company will send these to You by courier)
  • Maintenance of your property is covered by the Management Contract you signed upon purchase. This is charged at a fixed rate in euros per square meter per year

HOW TO RESERVE?
     You can reserve this property through us by transferring 500 Euro (or 1000 depending on the property) to our bank account. We will immediately pay the sum to the seller and we will take the property off the market. This amount will be deducted from the purchase price of the property when a Preliminary Purchase Agreement is signed with the seller and deposit is paid.
