     Padaloto is an exceptional complex, situated at the foot of Rhodopy Mountains near the town of Smolyan. The complex provides the tranquility and solitude of the home coziness combined with the proximity to a great number of beautiful, natural spots, resorts, architectural and ethnographic reserves. Only 10 km away is the resort of Pamporovo and the future tourist and sport centre Perelik. The ski lift station “Smolyanski ezera” is located at distance of 5 km. Padaloto complex is only 80 km away from the beaches of the Aegean Sea coast.


     Skiing

     There is a lift station 5 km away from Padaloto, which can bring you up to the foot of Snezhanka peak - 1926 m. Eight ski tracks with total length of about 24 km await you there. They provide the best conditions for advanced skiers as well as for beginners. You can take advantage of wonderful entertainments and relaxation conditions offered by one of the best ski resorts in Bulgaria - Pamporovo. The average temperature is about 8°C, the blanket of snow stays over 150 days, and the tempting sun shines for about 270 days a year. This natural diversity is completed with ski runs and biathlon tracks with specially designed shooting galleries and several ski schools. There are installations for artificial snow as well as lights for night skiing.


     Summer tourism

     The Rhodopes are a real discovery for those who find delight in summer recreational tourism in the mountains. If you are among those, Padaloto resort could be your starting point towards a variety of summer adventures - tracking, mountain biking, horse riding, speleologist activities in the local caves and a stroll along the great number of eco tracks and routes. From here you can reach different destinations - Izgrev place and the place called Momchil yunak, Perelik peak and the village of Progled, the town of Smolyan and Murgavets peak, the unique Orpheus rocks and the picturesque curves of Trigrad gorge and Buynovsko gorge. For those who like to pick up herbs and mushrooms, each hike turns into a basket full of flowers, mushrooms and herbs.


     Hunting and fishing

     Due to its geographic location and exquisite combination of a sea, rivers, mountains and plateau fields, the Bulgarian land is granted with a huge species variety of game. Here you will meet skilled pathfinders, who will introduce you to the secrets of wild animals’ world and will help you to experience the thrill of hunting. You will leave the biggest game breeding station in Bulgaria - Kormisosh with impressive trophies - from a royal stag, bear or wild boar. If you enjoy the tranquility of fishing, a wide range of dam lakes and rivers in the region is at your disposal. They offer a rich draught of trout, white fish, carp and perch.

     Padaloto complex is designed in the traditions of the Bulgarian style. The buildings have monolithic, armored concrete construction. The exterior walls and interior partitions are made of ceramic bricks. The roof is sloped and tiled, accommodated with the required nsulation. The facades are treated with integrated thermal insulation system and also have a coating of internal structural plaster. The lobby is stone-coated and the project provides for wooden parapets and ornamental facades. There is an elevator available in each edifice. The front yard has small stone-coated supporting walls, stone floor coverings and garden design according to a special project. A new decorative bed will be constructed for a naturally flowing small river. The resort is fenced and accommodated with a checkpoint and around the clock security guard.


     Padaloto complex is situated on area of 5 600 sq.m., where on a total built-up area of 7 188 sq.m. four separate edifices could be found. They consist of:

• Two-bedroom apartments, from 50 sq.m. to 65 sq.m. - premises can be connected
• Three-bedroom apartments - each on 120 sq.m.
• Restaurant - designed according to the traditions of the Bulgarian style, with a fireplace and summer garden looking towards the water surface. There is a room service available
• SPA centre - fitness, sauna, steam bath, relaxation hall, massage hall, halls for different water procedures and the necessary service premises
• Above ground and underground parking lot

     Services in the complex

• There will be full-year maintenance for the communal parts of the buildings and the yard
• Additional services will be: apartments cleaning, laundry, ironing, flowers care, airing, mail picking and posting
• Rental options are available at owners' will

     Deadline for ending the construction works is May 2009.

     Apartments are fully completed when delivered, with no movable furniture available

• Walls and ceilings – painted with latex
• Flooring (hallways, bathrooms and balconies) - granite tiles (terracotta)
• Flooring (bedrooms and living rooms) - laminated parquet
• Heating units, light switches, power outlets and lighting fixtures have been installed on the premises
• Furnished bathroom with all accessories installed according to the project
• Each apartment has an armoured front door and interior MDF doors, as well as Internet, TV and telephone installations

• Standard kitchen fitting at the price of 3000 euro, which comprises: upper and lower kitchen units - according to the space configuration of the kitchen, washing machine, integrated oven, double ceramic hot-plate, built-in smell absorber, refrigerator, sink
• Standard living room and bedroom furniture – at the price of 5000 euro, which comprises: king bed with drawers, two-winged wardrobe, living-room furniture suite and table, TV stand, dinning table and four chairs
• Furnishing according to individual project

     Payment scheme

     Plan A - Standard

• 20% - upon signing the preliminary contract
• 20% - upon finishing elevation 0.00 of the building where the apartment is situated
• 20% - upon finishing the floor where the apartment is situated
• 20% - upon completing the installations with leads
• 10% - upon issuing of Act 15
• 10% - upon permission for use and notary transfer of the property

     Plan B - 5% discount

• 60% - upon signing the preliminary contract
• 20% - upon finishing the floor where the apartment is situated
• 10% - upon completion of the installations
• 10% - upon permission for use and notary transfer of the property
