Pamporovo , the most well-known Bulgarian winter resort lies in the hart of the Rhodope Mountain, the mountain of the mythical singer Orpheus. It is the most southern ski resort in Europe and the sunniest Bulgarian mountain resort with excellent snow cover trough the whole season. Pamporovo is 240 km far from Sofia- the capital of Bulgaria and 85 km from the second biggest city - Plovdiv. The resort has an exclusive climate featuring a soft winter with about 120 sunny days during the skiing period - from mid-December to mid-April. The ski runs in Pamporovo come in all hardship levels. They are located on the northern, eastern and western slopes of The Snejanka peak, where the TV tower is situated.
Cassiopeia chalets are only 2.5 miles (4 km) from the Studenets ski lift station and 1.9 miles (3 km) from the main road (panorama) between Pamporovo and the city of Smolyan. This under construction development is ideally located for the private buyer and the investor.

Complete interior design and furnishing will be provided by some of the leading furnishing companies in Bulgaria. Furnishing packs start from 50 EUR per square meter and include everything necessary for using or letting of the chalet.
The developer will provide professional management and maintenance services for the whole complex and for all chalets, together with regular rental income and investment returns of expected 5% annual.
Property management (not compulsory)
Property management provided by the developer, costs 450 Euro per year and covers the following services:
- Management and maintenance of all relevant documentation
- Organisation of any and all maintenance required at the villa, inclusive of regular cleaning, change and laundry of linen, preparation of the villa for rental, everyday cleaning when the apartment is occupied by tourists, etc.
- Organisation and payment of any and all expenses relating to the property to third-party suppliers: eg: bills for power and water supply, digital TV, Internet subscription, cleaning and the general maintenance of the apartment, including repairs and renovation as and when required etc.
- Organisation and the payment of the annual property tax (funds must be supplied by the villa owner)
- Marketing the property to tour operators and travel agencies for rental to their client base of tourists
- Reception desk services and dispatch, key services to incoming and outgoing tenants/visitors
- Organisation, bookkeeping and the storage and maintenance of all records and received invoices, payment receipts and other documents from third-party service providers, agents, local authorities and tax administration bodies etc.
The maintenance of the building will provided by developing company. The annual maintenance fee is 800 Euros and will cover the following:
- Maintenance of the gardens, alleys, parking lots and communal areas
- Maintenance of the sauna and fitness/GYM
- Maintenance, cleaning, electricity and water bills for all communal areas
- Security for the villa complex
- Giving/collecting keys for chalets
- Standard repairs occurring from normal use
Marketing all Cassiopeia Chalets. Owners who want to rent their chalets to skiers and tourists will be offered our letting services. The professional tour-operators will source the reservations and advertise the chalets. For letting of the chalets we charge 15% of the total rental income.
Regular monthly reports will be prepared and available for the chalet owners who will be able to log into our reservation system and to track the past, current and future reservations, availability and occupation, income, expenses, etc.
Reservation
Any Cassiopeia chalet can be reserved for 20 days with a non-refundable deposit of 1000 Euro or 660 GBP. The buyer is expected to sign a preliminary contract with the development company and to pay the first installment within approx. 20 days after reservation.
It is not necessary to come to Bulgaria in order to reserve a chalet or sign the preliminary contract.
Payment plan:
- 30% - at signig the preliminary contract for sale (include Reservation deposit)
- 30% - at the completion of the second floor level and finishing of the roof
- 30% - at the full completion of the building and sign Act 15
- 10% - at the signing the notary deeds and transfering the chalet to the client
