Buying properties in Bulgaria - step by step guide

    Buying a property in Bulgaria is simple, straightforward, safe, secure and pain free process. We are here to help and guide you through every stage of your purchase. There are several important steps that must be made to purchase a property in Bulgaria and our friendly staff will be always ready to guide you and to give you an expert advice.

The property buying process


    We have simplified the explanation of the buying process to the following:

  1. Select a property to buy.

  2. Make a preliminary enquiry and get answers to all your questions

  3. Reserving the property When you are completely satisfied and sure that you really want the property, place a deposit to secure your new home. The deposit is 10% of the selling price. Please note:
    • The reservation deposit of 10% is refunded when you complete on your purchase.
    • If the vendor pulls out of the deal the reservation deposit can be transferred to another property we sell, but if you decide not to buy then it can be transfered to your bank account. It will be your decision.
    • The deposit is nor refundable in case you pull out of the deal.


  4. Signing an agency (brokerage, intermediation) and preliminary contracts.
    As soon as you make a choice you sign an agency contract with us, put a deposit and authorize Bulgarian Property Ltd. to organize and finalize the deal. Our solicitor will draft a preliminary contract containing all the agreed details, money paid and setting out the terms and conditions for finalizing the deal. Signing the preliminary contract is needful in order to proceed with the purchase. Note: Our commission is wanted when paying a deposit and signing the preliminary contract for purchasing property. All deposit and fees can be payed cash or into our bank account in pounds, euros or BG levs. We will negotiate the payment way with you to match your requirements.

  5. Preparation of paperwork.
    We will prepare the whole process of changing the ownership of the property - checking the property documentation, ownership and right to sell and preparing all necessary paperwork.

  6. Forming a company
    According to the Bulgarian Constitution, foreign individuals can buy buildings but not land. Therefore the most common method for foreign citizens buying property in Bulgaria is to set up a limited company which then owns the land and the buildings. We will register the company and it is part of our basic agency contract. 5000 lv (approx. GBP 1800) is required as founding capital for the registration of the company (deposited in your company's bank account), which does not leave the bank account at all and can be withdrawn in full as soon as registration is completed. The whole process of registration usually takes not more then 4 weeks.

  7. Signing of title deed (notary act) before a notary.
    In Bulgaria, there is a third party who basically acts on behalf of the government. This person is called the 'notary'. It is the notary's responsibility to ensure that the correct details are entered onto property deeds. This is the final stage when you will complete the purchase and become the new owner of the property. You or authorized person (our solicitor) must confirm before the Notary Public your agreement to buy the property. The state and Municipal taxes must be paid, the full amount paid to the vendor and the title deed will be transferred into your company name. Congratulations! You are the proud owner of your new Bulgarian property.
    Important notice:
    All foreign buyers purchasing real estate property must be aware that in Bulgaria there are such terms as "tax estimation price" and "purchase price". The "tax estimation price" (similar to "ratable value" in UK) is for the purposes of real estate taxation and is much lower than the actual selling (purchase) price.
    Most of the Bulgarian property owners (vendors) wish that the "tax estimation price" (ratable value) is written in the title deed, and not the selling (asking) price which the buyers are paying, so due to this practice there might be discrepancies between the price you are paying and the price written in the title deed. This is because of various reasons and Bulgarian Property Ltd. can not be responsible for it. Even if the property buyer wishes that the purchasing price is written in the property title deed we can not guarantee that this will be accepted by the vendor.
