Bulgarian Property Ltd. is satisfied to offer for sale project for construction of holiday complex “Seven mountain houses” in regulated plot with size of 1970 sq.m. The construction of small holiday settlement is envisaged in picturesque Rhodope village situated over a plateau in the high parts of the Rhodopes, at an altitude of about 1500 meters. The nearby town of Rudozem is 9 km. away, the town of Smolyan is 30 km. away, and winter resort of Pamporovo is 39 km. away. Several kilometers away is located the new road to Greece which will connect the region with Aegean sea /70 km/.
The terrain is predominantly inclined with wonderful panoramic view towards nearby peaks, forests and Rhodope houses, and in clear weather television tower on mount Snezhanka in the resort of Pamporovo can be seen. There is an easy access as there are streets in front and behind the property. The complex includes seven single –family houses and it is suitable for all year round living. The project envisages maximum planting of the space between the houses as green park with floral and wood green vegetation, fountain and spots for rest. Pedestrian’s access to each of them is ensured via alleys and stairs with stone pavement.
The building is peripheral and consists of three free – standing single and two –family villas. The real estates are on two floors and are with uniform decision. Five of them are with total built – up area of 154 sq.m. and two with 118 sq.m. On the first storey is disposed the living group of rooms – entrance hall, staircase, vast living –room with fireplace and kitchen with dining room. Additionally to them sanitary unit, closet, and big verandah are also planned. On the upper floor are disposed two or three bedrooms with bathrooms towards them.
The construction of the houses is monolithic, skeleton – beam, with armored –concrete columns and beams. The surrounding walls are brick with external heat –isolation from 5 cm. expanded “Fibran”. The roof is with wooden constriction and roof –tiles. The windows are with two –layer wooden joinery. The vision of the complex corresponds with mountain architecture typical for the region, using traditional materials for facade decoration – wood, stone and smooth white plaster. A reference towards Rhodope house with refined forms, big eaves, verandahs and oriels is searched for. At the moment houses ¹ 2 and 5 exist and they have to be transformed in the same traditional style as the rest.
In the area of the complex there are opportunities for skiing, tourism, river fishing and recreation. Clean air and peacefulness! It is suitable for all year round living. The architectural plans, documents and building permissions are ready.
