     Architecture

     Villas in Santa Marina are built in the National Revival architectural style of the 19th century, typical for the town of Sozopol. The materials used for construction are selected for their suitability to the local climate and are perfect combination of modern technology and traditional natural materials. These include: an enforced concrete framework supported by external and internal red wall bricks; double insulation containing penopolystyrol thermo-insulation and hydro-insulation; and plasterboards that assist the smoothing out of interior walls. In addition, the houses have three basic construction materials that are consistent with the town's architectural style: stones, white wall plaster and traditional wooden coating. Finally, the typical sloped red tile roofs give a charming finish to the homes. There are beautiful gardens around each villa and 6 700 sq.m. paved roads inside the village.

     Apartments

     The complex consists of 379 luxurious apartments offering superb comfort and high standards. There is an excellent selection of four basic types of apartments: one and two-bedroom apartments, studios and mansard studios. Mansard studios in some of the houses have two levels: a bottom level designed to have a living and kitchen space and an upper level intended to be used as a bedroom. The one bedroom and two bedroom apartments are between 65-100 sq.m. and the studios vary around 50sq.m. Flooring in living-rooms, dinning-rooms, kitchens and terraces are covered with ceramic tiles. Bedrooms come with carpet or ceramic tiles on their floors. In all premises except for bathroom the walls are painted with latex. Bathrooms have ceramic tiles on the floor and on the walls and are fully furnished. All apartments are equipped with air conditioners and have beautiful terraces between 15 and 25 sq.m. where one can enjoy the beauty of the marine view and the wonderful climate. All these finishes are included in the cost.

     For the convenience of the owners, the resort will be centrally managed, providing maintenance and property management services. The maintenance service is part of the owners' obligations and is calculated according the floorage of the apartment/studio on annual basis. The property management service is optional and is designed to answer the investor's interest in returning the investment. It is focused on rental/expense management. Our provisions are for 6-7 % return of investment yearly.

The company has also established partnerships with the major tour-operators and various Bulgarian and foreign tourist agencies. The Santa Marina developer also runs an own travel agency with an office at Santa Marina Holiday Village. That is how the travel agents are available to customers for arranging the flights, transfers, accommodation, organizations of trips and other events - all of that managed also on site.

     The full range of property management services is available for customers; among them:

     Sales options

     Depending on whether you are buying a completed, half-completed or an apartment that is still in initial phase of development, the developer offers several different payment possibilities. In any case, a 1 500 EUR deposit is payable 7 days after you have reserved an apartment, which serves as a guarantee to both buyer and seller.The deposit will be subtracted from the price of the property in case of purchase.

     Buyer's protection

     Reserving the desired apartment, gives you a total of 21 days, that allows you to organize your out-look of the property or to arrange the necessary documents for the signing of the pre-contract. During this 21-day period, the seller cannot sell the property to a third party. In case he does, he is obliged to pay back to the buyer double the amount of the deposit - 3000 EUR.

     Buying property in an early stage of construction

  • 30% when signing the initial contract
  • 40% upon roof completion
  • 30% when signing the final contract /notary deed/
     Buying a half-completed property

     70% of the total property value is payable, when signing the initial contract. The final contract states how and when the remaining 30% will be paid in accordance with the building progress.

     Buying a completed property

     When purchasing a finished apartment the full amount of the selling price is payable.

     You can reserve this property through us by transferring 500 Euro (or 1000 depending on the property) to our bank account. We will immediately pay the sum to the seller and we will take the property off the market.
