     Apartments are offered with furniture not included in the prices announced. Two main furnishing packages - standard and de luxe are available to choose from. The standard package's price is between 5990 and 8990 EUR depending on the size of the apartment, and the de luxe furniture price is between 7990 and 13 990 EUR, again depending on the size of the apartment.

     Property Management

     Maintenance of gardens, pools and communal areas (compulsory)

      The annual fee for maintenance is 9 EUR per square metre, VAT inclusive, to cover:

  • maintenance of garden and parking places
  • cleaning and maintenance of the common parts (staircases, corridors, landings and underground garage)
  • cleaning and maintenance of the reception area and swimming-pools
  • electricity and water supply bills for the common parts, green areas and alleys
  • 24-hour security and a concierge
  • standard repairs occurring from normal use
  • notification to the owners about damages occurring in their apartments
     Full maintenance and property management (compulsory at 5% Guaranteed Rental Contract)

     First class property management service is provided by one of the leading Property management company in Bulgaria. Apartment owners having signed a Contract for the full maintenance and management of their property will benefit from 5 % guaranteed rental income.

     Services covered by the management contract include:

  • Qualified personnel of electricians, cleaning staff, gardeners and security companies to ensure the maintenance of the property. The maintenance consists of: partial repairs, regular cleaning, refreshment, making of beds, airing of the rooms, change of linen and towels, cleaning of terrace tiles, window cleaning, and carpet and furniture cleaning.
  • Organization of different marketing campaigns on both domestic and international level; keeping contacts with renowned tour-operators and travel agencies for the purposes of renting out the managed properties.
  • Assisting clients in collecting them from the airport / railway station, giving and taking keys.
  • Registration of the foreign tenants at the local police station, as required by the law.
  • Assistance with preparation of an insurance policy to cover the real estate against any possible risks, such as burglaries, earthquakes, floods and fires - a necessary requirement of the local administration.
  • Assistance with the issuing of a life insurance of the tenants.
  • Arranging the issuing of any categorization papers and all documents required by the law for holders of a license for short-term or long-term letting of the property and receiving the license from the municipality.
  • Constant communication with the owner of the property through weekly or monthly reports to keep them informed of future, past or present reservations, expenditures made, received incomes, as well as of any other important circumstances regarding the property.
  • Payment of all bills for electricity, water, phone, cable TV, Internet subscription, and payments to cleaning, maintenance and security companies.
  • Organisation and book-keeping of all documents.
  • Issuing and receiving of invoices, policies and receipts, bank documents for and from third parties - service providers, agencies, local authorities, state and public institutions.
  • Annual financial completion of the accounts of the company as well as submitting the annual tax statement at the local tax office.
  • Organisation and payment of all local taxes and fees, as well as property rent taxes and other incurring taxes.
  • Internet access to the bookings made for your apartment, so that you can check the availability for yourself, friends and family. You can also check your rental income.
  • Representation of the property owner, protection of their rights and execution of their will before any third party state, government authorities and service providers.
     Land for sale

     The investors of "Golden Amos" offer to each owner of apartment in the complex the opportunity to buy a part of the land on which the complex is built. Becoming a co-owner of the land gives you the possibility to take part in decision making concerning the management of the complex common parts, using the swimming pool, and assigning the property management to a management company which you consider reliable and profitable.
     This makes your decision a real challenge now. For every apartment for sale there us some definite area of land which could be purchased by you. Furthermore, if you wish, you could even buy some land which has been granted for some other apartment but its owner has not been interested in purchasing it at this stage. So, you can make a bigger plot of land for yourself.

     Payment Plan

     Different payment plans are available depending on whether you are purchasing a finished apartment, an apartment in construction or an off-plan. In each case the customer is paying a deposit in BGN which amounts to 2000 EUR according to the exchange rate of the Bulgarian National Bank of the day.

     Plan A

     A special mortgage plan with installments as follows:

  • 30% Within 30 days after payment of the reservation deposit. A preliminary contract is to be signed duly
  • 60% At Act 14 - rough construction of the building
  • 10% At Act 16 and receiving the title deed
     Plan B

     Standard plan with installments as follows:

  • 50% Within 30 days after payment of the reservation deposit. A preliminary contract is to be signed duly
  • 30% At Act 14 - rough construction of the building
  • 20% At Act 16 and receiving the title deed
     Plan C

     A special payment plan with 3% discount from the price

  • 70% Within 30 days after payment of the reservation deposit. A preliminary contract is to be signed duly
  • 20% At Act 14 - rough construction of the building
  • 10% At Act 16 and receiving the title deed
     Plan D

     A special payment plan with 5% discount from the price

HOW TO RESERVE?
     You can reserve this property through us by transferring 500 Euro (or 1000 depending on the property) to our bank account. We will immediately pay the sum to the seller and we will take the property off the market. This amount will be deducted from the purchase price of the property when a Preliminary Purchase Agreement is signed with the seller and deposit is paid.
